Despite the challenges of 2020 and the impacts from the ongoing pandemic, the housing market across most of the country, including in Sahuarita, remained strong. Sales accelerated after a brief pause in the spring, when the first stay-at-home orders in Arizona began and uncertainty by consumers increased. A real silver lining during a year that proved very challenging for the economy, the housing market and home sales in Rancho Sahuarita showed a consistent and strong pace through most of the year, (and especially during the summer sales season).
Rancho Sahuarita in fact, reported its best year of new homes sales since 2009. The community’s newest neighborhood of Entrada Del Rio, led those strong sales, and continues to grow as families move into homes from Richmond American Homes, Meritage Homes, Lennar and most recently opened, KB Home. La Villita, with homes from Richmond American Homes, also sold out.
Pent up market demand for new homes in the community, combined with high quality and diverse product offerings and record low interest rates, have caused many buyers to ‘take the plunge” into a new home. The neighborhood will feature over 500 new homes at completion. New home development will also begin soon south of Sahuarita Rd. and the Sahuarita Town Center in the community’s future neighborhoods.
Owners who are open to a new construction home have even more flexibility, as they can avoid bidding wars and competition from other buyers. In addition, purchasing a new home gives buyer increased flexibility as often they can personalize the individual design features of a home, rather than having to make changes to an existing home after move-in. Plus, some homebuilders offer buyers special discounts and incentives for purchasing a new home, serving as an additional benefit.
2020 was also a strong year of home sales for existing homes. The average closing resale prices in Rancho Sahuarita increased 8.3% over the previous year ($241,400 vs $223,000) and homes have sold at an average pace of 40 per month. As of December 31, 2020, the average listed price for a resale home in Rancho Sahuarita was $290,000, up from $275,000 the previous year. As of the end of 2020, there was less than a 2-month supply of active listings. Sales of distressed properties have also decreased, and accounted for only 1% of resale closings, (down from 1.4% in 2019).
